Over view:
The land is located in Kwale County in a town called Taru. Kwale County is one of the six coastal counties with an area of 8,270.2 Km2. The county is bordered by Taita Taveta County to the North West, Kilifi County to the North East, Mombasa County and Indian Ocean to the East and United Republic of Tanzania to the South. The position of the county puts it in a strategic location for accelerated economic growth in the Kenyan Coast.
This town is 70 kilometers from Mombasa City, second largest city in Kenya. Mombasa has a port which is the gateway for East African countries. Both the main highway road to capital city Nairobi and the newly standard guage railway pass through Taru. It is worth noting that the land is just few kilometers away (less than 3 kilometers) from both the highway and SGR. There is a railway station in Macknon road which is again very close to the land.
The area is connected to all major telecommunication networks in Kenya hence communication is made easy. Other facilities such as electricity, water and road networks are also available. Transport to and fro the port of Mombasa is ease as the road network is good.
1. Development of a City:
The size of the land is currently 52,000 acres and all is on sale. The land is generally flat with very nice vegetation and suitable for development of a city. Mombasa the second largest city in Kenya has no land for expansion and therefore this area would be an ideal place for city development. Its proximity to Tsavo and the Indian Ocean makes the place good for tourism investments and holiday homes.
2. Special Economic Zone:
We had plans to set up 11,000 acres of the land for Special Economic Zone (SEZ) investments. The government rolled out SEZ’s which will enjoy lower taxes to boost Kenya’s investment profile.
As part of our strategy, we engaged the relevant government authorities to obtain necessary licenses and approval to set up part of the land for SEZ. The designated trading zones are expected to help investors cut down on key cost drivers such as transport, with hope that surplus funds would go towards value addition.
The SEZ law provides incentives for industries to operate in these designated zones. It is for this reason that we have applied for the licenses to attract serious investors to the site. As detailed above, this area is close to the port therefore transportation/movement of cargo to and fro will be faster. It is worth mentioning that the government plans to freeze new investments within its Export Processing Zones (EPZ) this year as it takes up the Special Economic Zones model. EPZ’s have not proves their worth to the government over the years amid concerns that their operations had failed to add meaningful economic value despite numerous tax incentives.
3. Ranching activities:
The land has traditionally been used for ranching activities. This area is disease free and receives enough rains twice a year, therefore good vegetation is available throughout the year. Location is idle for keeping cattle for export as the land is nearer to the port of Mombasa.
4. Agriculture:
The land is a virgin and suitable for agriculture as well. Crops that do not need too much rain can do better in this area. We tested the soil with relevant government bodies to ascertain its suitability for cash crops like sisal and annatto, and the result were good.
Other crops which could do well in this area include fruits and vegetable.

Current price per acre is Kshs. 200,000/=
Transport & Communication:
As indicated above, the land is just few kilometers away (less than 3 kilometers) from the Mombasa Nairobi highway and SGR. There is a railway station in Macknon road which is again very close to the land. There are also Air strips in Voi town and in Tsavo which are easily accessible as well.
All Networks for telecommunication companies in Kenya are accessible in the area.
Water, Electricity & Security:
The main Mzima spring pipe is passing next to the land. There is adequate water throughout the year.
Power is readily available in the area. Currently there has been lots of activity in the area and power has never been a problem. In fact there is Kenya power Sub- station in Wangala just 8km away from the land.
The area is very safe and good for development. There has been no incident of insecurity in the area and its neighboring towns.
Other Developments:
Since Mombasa is full with no land for expansion, population has now started moving towards Taru area. With the SGR now operating within Nairobi and Mombasa, this area has now become very attractive to developers. It now takes less than 30mins to reach Mombasa from Taru using the Train. It is also cheaper mode of transport compared to the road.
We also take note of the fact that there are plans to make Mombasa –Nairobi road a dual carriage. The contract has already been awarded and construction would commence any time.
There are plans to construct a huge Airport around the area in the future since Moi International airport Mombasa has no room for expansion.
The region is also known for valuable minerals such as gemstones, titanium, Iron ore, manganese and many more. There is an idea to build an international mining city around that area i.e Taita International Mining City. This has been in discussions for some time.
Conclusion:
The land is strategically located for development due to its proximity to Mombasa and Tsavo. Accessibility of all services including health care is easy with several hospitals and clinics just nearby.
We therefore recommend the land for any form of development including higher learning institution, housing, Warehousing and modern city.
